Owning commercial real estate is one of the greatest investments a person can make because it is an I-D-E-A-L investment. It produces INCOME through monthly rent checks from the Tenants. You can take advantage of DEPRECIATION and its tax benefits. You can build up EQUITY as the property increases in value and you pay down the loan. Commercial real estate can APPRECIATE in value as the rents increase, capitalization rates decrease and you improve the property. You can utilize LEVERAGE to purchase commercial property so that you can utilize other peoples money and get higher returns.

That’s why I'm passionate about commercial real estate investing and why I’ve spent my entire career buying it, selling it, leasing it and managing it.

So you might ask: "What's happening today in commercial real estate investing?" Between April 2010 and April 2011, the dollar volume of commercial real estate sales have increased 81%, the overall number of real estate transactions has increased over 18%, and companies and investment funds have raised 50% more capital for commercial real estate investments in the first 6 months of 2011 as compared with the same period in 2010.

In my opinion, it couldn’t be a better time to invest in commercial real estate due to higher cap rates which will lower in the future and current vacancies which will get leased in the near future. At the same time, the stock market is extremely volatile and every other investment vehicle is either too risky or not generating enough profit to justify the effort.

And if you want to know what I consider one of the best commercial investments today, it's the single tenant NNN investment. The single tenant cap rates and spreads over 10 year Treasuries are returning to the same spreads we observed pre-recession (2004-2007) when they were 350 to 400 basis points (bps), so cap rates are heading back up to the 350 to 500 bps spread over Treasuries.

At the most aggressive pricing period (pre-recession and in the mid 2000s), spreads were on average at 150 bps above Treasuries. For instance, in June 2006 the 10 year Treasury was at 5.25%, and single tenant property was trading at an average cap rate of around 6.75%. Guess what? We’re seeing cap rates with strong investment grade tenants trading in that same range, except today’s yield on the Treasury is 3.0%, and spreads are between 300 and 400 bps for investment-grade tenants with long lease terms.

Data clearly shows that compared to other investments, net leased properties have yielded higher annual returns compared to other major indices over the last 10 years. Net leased assets typically hold their value better in recessionary times when you are relatively insulated from the market fluctuations by the triple net characteristic of the transaction. You also have less rollover risk with long term leases so there is less exposure to the market rent in price fluctuations, especially in a downturn from which we are now recovering.
